## What a maintenance agreement covers
A planned maintenance agreement puts the recurring work on a schedule: boiler and appliance servicing, landlord gas safety certificates, plant and ventilation servicing, and inspection of the items most likely to fail. Instead of reacting to breakdowns, you know when each property or site is being attended and what it costs.

It suits landlords with more than a couple of properties, letting and managing agents, portfolio owners, and commercial sites where heating, hot water or plant failure interrupts trading. It also suits anyone who has spent a winter chasing engineers.

Agreements are built around your properties rather than sold as a fixed package. We agree the asset list, the visit frequency, what is included in each visit, what reporting you need, and how out-of-hours calls are handled.

Contract clients get priority on breakdown response. The phone is answered around the clock either way, but a maintenance agreement means your site is already known to us, asset history, access arrangements and contacts included, which is what actually makes a response fast.

## Maintenance agreements in detail
What can sit inside an agreement, how visits are structured, and how domestic portfolios differ from commercial sites.

### What can be included
Boiler and appliance servicing, landlord gas safety certificates, gas installation tightness testing, heating system checks and inhibitor levels, vented cylinder and hot water checks, plumbing inspections on known weak points, and commercial plant servicing covering AHUs, FCUs, ventilation, ductwork and air heating.

Agreements can cover one property or an entire portfolio, a single commercial site or several, and can be weighted towards the assets that actually cause you trouble.

### Scheduling and access
Visits are grouped geographically and by renewal date so access is efficient and certificates never run past their expiry. For let properties we can arrange access directly with tenants, which removes the main reason planned visits slip.

On commercial sites, visits are planned around trading hours, production and shutdown windows, with RAMS issued and permits allowed for.

### Reporting and remedial work
Each visit produces a record: what was serviced, what was tested, what condition it is in and what needs attention. Remedial work is quoted separately at a fixed price so nothing is carried out without your approval, and so you can budget across a portfolio rather than approving reactively.

Where an asset is repeatedly costing money, we say so and price replacement, rather than servicing it indefinitely.

### Out-of-hours and priority response
We operate all hours and the phone is answered around the clock. For contract clients, response is prioritised and the engineer arrives already knowing the site, the plant and the access arrangements, the practical difference between a fast attendance and a slow one.

### Commercial terms
Account terms can be arranged for commercial clients, with all standard payment methods accepted including card and bank transfer. Insurance is in place at £2 million public liability and £10 million employers' liability, and RAMS are issued for commercial works.

### Residential and landlord work
Domestic and landlord agreements centre on annual servicing and gas safety certificates, with tenant access coordinated by us.

### Commercial and industrial work
Commercial agreements cover plant and ventilation as well as gas and water services, with RAMS, planned access windows, documented records and account billing.
