## What a landlord gas safety check involves
A landlord gas safety check, commonly called a CP12, is an inspection of every gas appliance and the gas installation in a rented property, carried out by a Gas Safe registered engineer. We check appliance operation and combustion, gas tightness, working pressures and gas rates, flue condition and flue performance, ventilation and safety devices, then issue the record on completion.

It applies to landlords and letting agents on any property let with gas appliances, and the duty sits with the landlord rather than the tenant. Records must be kept and provided to tenants, which is why we issue the certificate at the visit rather than days later.

Where a check reveals a defect we tell you the classification and what it means in practice: what has to be done before the appliance can be used again, and what it costs to put right. As Gas Safe registered engineers we can carry out the remedial work as well, so you are not coordinating two trades around one tenant's diary.

For landlords with more than one property, we schedule inspections on a rota so certificates are renewed before they expire, rather than being chased when a tenancy is already being challenged.

## What is at stake if certificates lapse
An out-of-date gas safety record is not a paperwork problem. It is a legal exposure that sits with the landlord and follows through to insurance and possession proceedings.

### Legal liability on the landlord
The duty to have appliances checked and records kept rests with the landlord. Being unaware the certificate expired is not a defence.

### Tenant safety
Rented properties often contain the oldest appliances, used hardest, reported least. An annual check is the only routine point at which combustion and flueing are examined at all.

### Insurance and mortgage conditions
Landlord policies and lender conditions commonly require compliant gas safety records. A gap can undermine a claim at the worst possible moment.

### Disputes and possession
Missing safety documentation weakens a landlord's position in tenancy disputes and can complicate possession.

### Emergency repairs cost more
Faults found at inspection are cheaper than faults found by a tenant with no heating in December.

## Landlord gas safety in detail
What gets checked, what the classifications mean, and how multi-property scheduling works in practice.

### Appliances included in the check
Boilers, gas fires and stoves, cookers and hobs, water heaters and warm air units, every gas appliance the landlord owns and provides. Appliances belonging to the tenant are not the landlord's responsibility, though the pipework and installation serving them still is.

Where an appliance is inaccessible, decommissioned or capped, we record that position rather than leaving an ambiguous entry on the certificate.

### What is actually tested
Gas tightness of the installation, operating and standing pressures, gas rate against the data plate, combustion performance by analyser where applicable, flue integrity and spillage testing, ventilation provision, appliance stability and the correct operation of safety devices such as flame supervision.

This is why a check is not a five-minute visual. Each of those has a failure mode that a visual inspection cannot detect.

### Defect classifications
Faults are classified according to severity, from an installation that does not meet current standards but is not dangerous, through to appliances that must be disconnected. We explain which category applies, what the immediate action is, and what it takes to clear it.

Where an appliance has to be turned off, we tell you and the tenant why, in plain terms, and quote the remedy the same day where we can.

### Certificates alongside servicing
A safety check confirms an appliance is safe; a service keeps it working. They are different jobs and it is normal for landlords to have both carried out in one visit, it is cheaper than two attendances and it protects manufacturer guarantees on newer boilers.

### Portfolios, agents and HMOs
For multiple properties we work from a schedule: renewal dates tracked, visits grouped geographically to keep access efficient, certificates returned in a consistent format for your files, and remedial works quoted per property so approvals are straightforward.

Larger houses in multiple occupation often have more appliances and more communal plant, and we price on the appliance schedule rather than a flat assumption.

### Residential and landlord work
Domestic let properties are inspected under our domestic registration, with certificates issued on the visit and remedial work quoted fixed.

### Commercial and industrial work
Commercial premises and mixed-use buildings fall under our commercial registration and ACS Commercial qualification, with RAMS issued and testing to non-domestic procedures.
