## What we attend as an emergency
Emergency work covers anything that has made a property unsafe, unusable or is actively causing damage: gas concerns, no heating or no hot water, boiler breakdowns and lockouts, leaks and burst pipework, failed cylinders, blocked or overflowing wastes, and commercial plant failures that stop a business trading.

We are open 24 hours and the phone is answered around the clock. There is no answering service in between, you speak to someone who can tell you what to do immediately and whether an engineer is needed now or in the morning.

On arrival the priority is making the property safe: isolating gas or water, relieving pressure, stopping the damage. Diagnosis and pricing come after that, not before, and the repair is quoted at a fixed price so you are not agreeing to an open-ended figure in the middle of a crisis.

For commercial sites, out-of-hours failures on heating, hot water, catering gas or ventilation are treated as trading emergencies. Contract clients get priority response with their site history already on file.

## Emergency work in detail
What to do before we arrive, and what we attend most often across Leamington Spa, Warwickshire and the wider Midlands.

### If you can smell gas
Open windows and doors, turn the supply off at the meter, do not operate electrical switches or use naked flames, do not smoke, and leave the property if the smell is strong. Report it to the national gas emergency service on 0800 111 999, then call us for the repair work once the supply has been made safe.

Sooting, black staining around an appliance, a yellow lazy flame or unexplained headaches and drowsiness in the property all warrant switching the appliance off and calling us.

### If you have a leak or a burst
Turn the water off at the stopcock, usually under the kitchen sink or in a downstairs cupboard, and open the taps to drain the system down. If water is near electrics, isolate the affected circuits. Then call us: we will confirm what else to isolate while we are on the way.

Knowing where your stopcock is before you need it is the single most useful thing a homeowner can do about plumbing emergencies.

### No heating or no hot water
Common causes are boiler lockouts, low system pressure, frozen condensate pipes in cold weather, failed diverter valves, pump or valve failures, control and thermostat faults and cylinder or immersion failures. We diagnose rather than reset and hope.

Frozen condensate is worth checking yourself in cold snaps, it is the most common winter lockout, and a boiler that restarts once the pipe is thawed usually needs the pipe rerouting or insulating to stop it recurring.

### Commercial emergencies
Catering gas failures, plant room and boiler faults, heating and ventilation failures, and burst pipework on business premises. We attend out of hours, isolate to keep the rest of the premises operating where possible, and issue RAMS where the site requires them.

Contract clients under a maintenance agreement receive priority response, and we already hold the asset and access detail that otherwise slows an out-of-hours attendance.

### What happens if a part is unavailable
Where a repair needs a part we cannot source overnight, we make the property safe, tell you plainly what is needed and when it can be fitted, and arrange temporary measures where they exist. You will not be left guessing whether we are coming back.
