In detail ## Bathroom work in detail The technical decisions below are the ones that determine how a bathroom performs for the next fifteen years. ### Matching the shower to the water system Combi systems give mains-pressure hot water but limited simultaneous flow, so a large rain head and body jets may be beyond what the boiler can deliver. Unvented cylinders give strong, balanced pressure to multiple outlets. Vented gravity systems usually need a pump for a decent shower. We identify which system you have, what flow rate is available, and which shower types will genuinely work, before anything is ordered. ### Pipework, wastes and ventilation Supply pipework sized for the outlets it serves, run and clipped so it does not knock or tick. Waste pipework in the right diameter with adequate fall, minimal bends, proper trap seals and, where a fitting sits far from the stack, the correct arrangement to keep the trap from siphoning. Extraction sized for the room and ducted to outside, not into a loft void, with humidity or timer control where appropriate. ### Heating in the bathroom Towel rails look right but often do not put out enough heat on their own, so we size the output against the room rather than assuming. Where a rail alone will not do it, we say so and offer a rail plus radiator, or a larger output rail, before the layout is fixed. Thermostatic valves, correct pipe centres and a valve arrangement that lets the rail be isolated for future work are all part of a proper installation. ### Sanitaryware, brassware and layout variations Baths, shower baths, walk-in and wet-room style enclosures, wall-hung and back-to-wall WCs with concealed cisterns, vanity units and basins, bidet showers, and thermostatic or mixer brassware. Concealed cisterns and wall-hung frames need access planned in; that is a design decision, not something to solve afterwards. Bath-to-shower conversions, en-suite additions in bedrooms and downstairs cloakrooms each bring their own waste and supply routing challenges, which we work out at survey. ### Landlord and rental specifications For rented property we specify for durability and serviceability: robust brassware, exposed rather than concealed pipework where sensible, isolation on every outlet, and fittings that can be replaced without stripping tiling.
